Wood Beams 4-ply 2 x 10 grade stamped, kiln dried, dimensional lumber, or number of plys to meet required standards of construction. (Supplied when foundation is included.)

Floor Joists 2 x 10 grade stamped, kiln dried, dimensional lumber supplied to meet required standards of construction. Sill plates supplied complete with foam gasket seal.

Metal Joist Hangers & Mechanical Connectors Supplied for applications where required.

Bridging 2 x 2 cross-bridging for between joist application.

Floor Joist Headers Sufficient material supplied to close in joist ends and provide required at stairwell and chimney openings.

Stairs Basement and service stair material supplied. Riser backer material provided for service stairs.

Basement Furring Walls 2 x 4 grade stamped, kiln dried studs. Single bottom and top plate complete with R-12 glass fibre insulation, building paper and 6 mil poly vapour barrier (CGSB approved). (Only when basement material is supplied.)

Floor Sheathing Sheathing to be ¾" T&G standard plywood. Adhesive supplied.

Exterior Walls 2 x 6 grade stamped, kiln dried studs spaced 16" on centre with 2 x 6 double top and single bottom plates. OSB exterior sheathing supplied, dependent on regional requirements. Lintels are 2 ply 2 x 10 No. 2 S.P.F. or better grade stamped, kiln dried lumber.

Pony (Knee) Walls 2 x 4 PWF studs spaced at 16" on centre with 2 x 4 double top and single bottom plate. (Supplied with wood foundation.)

Interior Walls 2 x 4 grade stamped, kiln dried studs spaced at 16" on centre with 2 x 4 double and single bottom plates. 2 x 6 material supplied for plumbing and bearing walls as indicated.

Roof Sheathing 7/16" OSB plywood roof sheathing with h-clips.

Roof System Engineer designed, factory assembled, energy heel trusses with metal connectors. Trusses spaced at 24" on centre, including miscellaneous framing material.

Roofing 25 year asphalt shingles, pre-finished metal starter for roof perimeter, 90 lb. smooth #15 felt provided for the balance of roof, and all necessary materials.

Windows High quality, white vinyl casement, energy efficient triple glazed windows, vinyl brick mould and nailing fins, plus all necessary hardware and screens. All sealed units carry a manufacturer’s warranty.

Soffit and Fascia Pre-finished aluminum soffit and fascia complete with all accessories.

Flashing Flashing provided for windows, exterior doors and roof where required.

Siding Vinyl siding in selected colours supplied throughout, complete with trims.

Air Barrier House wrap air barrier and header wrap complete with sealant tape as required by code.

Ceiling Insulation R-40 blown wool insulation system.

Exterior Wall Insulation Minimum R-20 glass fibre insulation supplied for all exterior walls (including pony walls).

Vapour Barrier 6 mil polyethylene vapour barrier supplied with acoustical caulking for inside if exterior walls and ceiling (CGSB approved).

Wallboard ½" drywall supplied for walls and ½" CD board for ceilings complete with sufficient screws, tape and joint filler. Metal corner bead provided for extra protection at corners. Green board for shower areas, 5/8" fire rated or double ½" where required.

Entrance Doors Front insulated metal door. Rear/side unit insulated metal door with glazed lite. All doors include dead bolt assemblies. All units are prehung and ready for installation. Sidelites included at per plan. Patio or garden doors as per plan.

Interior Doors Pre-hung, embossed, primed swing doors in selected profiles complete with jamb and stop. Matching bifold doors complete with jamb for closets.

Interior Trim 3 ¼" MDF colonial baseboards and 2 ½" MDF colonial casings.

Closets Closets are provided with pre-finished shelving, hanging rod included.

Caulking Sufficient caulking supplied for sealing at exterior wall plates. Acoustical caulking supplied for interior vapour barrier. Door and window caulking supplied.

Fasteners Sufficient nails are supplied for framing, roofing and finishing.

Door Locks and Hardware Quality locks and passage sets are supplied throughout. All exterior doors come complete with dead bolts or camlocks. Interior stops supplied.

Ventilation Roof vents, gable vents, insulation stops, and vented soffits to supply ventilation to attic areas.

Available Garage Packages: All necessary materials for construction of garage included - ½" CD board for ceilings. 2 x 4 framing material at 16" on centre, OSB exterior sheathing, air barrier, siding and accessories. Windows and doors as shown on plan, overhead steel door, engineered truss system at 24" on centre, 7/16" OSB roof sheathing, 25 year asphalt shingles complete with accessories, pre-finished soffit and fascia.
